Wet (water-based) UFH: best for new extensions and whole-house heating, runs cheaply once installed, integrates with your existing boiler. Electric mat UFH: best for single rooms (bathroom, en-suite) where you don't want to disturb a downstairs ceiling, but expensive to run as primary heat. We mostly install wet systems.
Boilers run flow temperatures of 60–75°C. Underfloor heating needs 35–45°C — anything hotter damages flooring and overheats rooms. A mixing valve at the manifold blends boiler flow with cooler return water to deliver the right temp. Skip this and you'll cook your floor.
Cold zones: usually trapped air or a stuck actuator. Pump running constantly: likely a failed pressure switch or zone valve. Leaks at the manifold: O-rings or threaded fittings — almost always serviceable without replacing the manifold.
